I also believe that the proposal to construct a three-story, 50-foot high car dealership at Jefferson and Slausen, which abuts a single-family residential neighborhood, further identifies the drawbacks of current zoning.

It also validates my publicly expressed concern over piecemeal development that is not cohesive and would not result in a comprehensive plan to address pedestrian activation, traffic mitigation, public gathering spaces and implementation of the Sepulveda Boulevard Improvement Plan.
Consequently, I have notified the Redevelopment Agency that:
1) I am in support of the CAC recommendation to the Agency that the current proposed project be put on hold and a specific plan be prepared and implemented for the South Sepulveda Corridor.
2) If the Agency chooses, in its discretion, to implement the CAC recommendation, I am requesting that they extend the time frames in my agreement with them to provide for the city’s preparation and implementation of a Specific Plan.
Guaranteeing Soundness
3) That I would like to work with the community and the city in the development of the Specific Plan to address community concerns, provide sound urban development principles and insure that it is economically feasible, so that sound redevelopment will occur as a result of the Plan.
4) I am committed to delivering a project to the community that would adhere to the Specific Plan, that will improve it and that will serve as the catalyst for the redevelopment of the balance of the corridor.”
