A 4043 Irving Closeout Awaits Fulwood’s Return

The last step before closure on the proposed mixed-use project at 4043 Irving Pl., still needs to be taken this morning, and builder Sal Gonzales explained why.

Here is how Mr. Gonzales answered the question of whether he was prepared to accept City Hall’s offer of a $550,000 refund on his investment for the smaller-than-proposed layout instead of the estimated $800,000 he has been seeking:

“It remains to be seen,” he said. “I have no information” yet, but should soon.

“Out of respect for Jerry Fulwood,” the City Manager, who has been in the East with his ailing mother, Mr. Gonzales said he is deferring his final response.

“I need to speak with Jerry Fulwood before anyone else since he was the mediator in” about six weeks of negotiations between the developers and protesting residents in the near-Downtown neighborhood.

“I have a few things I want to bounce off of Jerry first,” said Mr. Gonzales.

The final form of 4043 Irving Pl., calls for 28 residential condos and a little more than 1400 square feet of commercial/office space.

If or when agreement is struck between City Hall and the developers, Mr. Gonzales and his partner, George Mitsanas, they hope to have the first shovel in the ground by late summer.
