Homes in Culver City Show Strength by Going Against Westside Trend

The unique qualities of homes in Culver City continue to attract younger profesional buyers who value the proximity of being close to the Westside and the cooler beach weather.

According to statistics only available from the Multiple Listing Service, Culver City inventory consists of 55 single-family homes for sale.

Have you seen it? No, really. I mean did you actually read it?

Twice in the past six weeks, our Culver City has rated front page treatment from the Los Angeles Times. The first, in early March, gave the Culver Crest neighborhood special treatment. By reporting on the Crest, the Times called it a “close knit community . . . isolated from the rest of the city”, a cozy neighborhood with “no commercial zones,” on a par with the best view homes in areas farther north.

Culver City Single-Family Home Market Not Following Predictions. Why Not?

Son of a gun . . . homes in Culver City are selling at a faster clip than expected. As of yesterday, there are 49 single family homes for sale – just slightly more than what I would call a normal inventory (usually in the low 40’s).

Despite the doom and gloom that prices are 19% lower in the past year, and that sales have slowed to the lowest levels in almost a decade, Culver City (and most of the lower Westside) remain unaffected.

California Courts Need to Resolve Thorny Issue About Disclosure

Both clients and agents know that realtors owe a duty to diligently inspect residential property and disclose the results to buyers and sellers. But how far do they have to go? A recent decision may make that duty impossible to define.

Duty seems to know no bounds. A recent decision in California now seems to say that a real estate agent’s duties must go beyond the measure of disclosure statutes and use hindsight, that is after the fact, to know just what he or she must disclose to both buyers and sellers.
